What a Ductless Air Conditioner Actually Is
A mini-split has two main parts: a compact outdoor unit and one or more indoor air handlers mounted on a wall, ceiling or floor. A small bundle of refrigerant lines, power wiring and a condensate drain runs between them through a hole roughly the size of a soda can. There are no ducts to leak, sag or soak up attic heat.
Because each indoor head has its own controls, you cool only the space you are using. Most units we install use inverter-driven compressors that speed up and slow down instead of cycling hard on and off, which helps hold a steady temperature and pull humidity out of the air. Nearly all of them run as heat pumps, so they also provide heat on the handful of chilly Florida nights.
A careful ductless mini-split installation comes down to details: the right capacity for each room, a head placed where air can circulate, a drain line with proper slope and a line set that is sealed, insulated and protected from sun and weather.

Ductless heads recirculate room air, so their washable filters and indoor coils pick up dust, pet hair and kitchen grease. In humid weather, that buildup can lead to musty odors or slime in the blower wheel. Rinse the filters every few weeks and schedule professional cleaning as part of your regular HVAC maintenance.

Are mini-splits efficient in Florida?

Can a mini-split cool my whole house?
Yes, with a multi-zone setup that pairs one outdoor unit with several indoor heads, or with more than one outdoor unit for larger homes. Each zone has its own control. Whether that beats central air depends on your layout and the condition of any existing ducts, which we assess during the free visit.
Is a mini-split a good idea for a Florida garage?
It is often the best option. Garages here get extremely hot, and extending house ductwork into them is usually impractical and may not be allowed by code. A properly sized ductless unit cools the space independently. Adding insulation to the garage door and attic above helps it run efficiently.
Do I need a permit to install a mini-split?
Yes. In Florida, installing a new air conditioning system, including a ductless mini-split, requires a mechanical permit, and the electrical connection must meet code. We pull the permit under our license, CAC1819474, and coordinate the inspection as part of the job.
Can a ductless system heat as well as cool?
Nearly every mini-split we install is a heat pump, so it heats as well as cools. Florida winters are mild, and heat pump mode handles our cool mornings comfortably and efficiently. You switch modes with the remote or app.
